Prices shown are seasonal and are per room per night and include a full English breakfast for each paying guest, this will vary depending on occupancy. We reserve the right to alter prices at any time.
Check-in any time between 15:00 and 23:00, times outside of this may be accommodated if requested in advance.
Check-out is 10.30 Mon – Fri, 11.00 Sat – Sun.
At present we are unable to accommodate dogs, though we will do our best to accommodate assistance dogs when necessary.
By law we are No-smoking establishment therefore smoking is not allowed in the rooms or in any internal areas of the premises. There are cigarette bins and a smoking area provided externally, please ensure all cigarettes are extinguished fully before disposing in the bins provided.
Smoking in the room will render you liable to a charge to cover the cost of cleaning the room plus any revenue lost if we are unable to let the room.
Regrettably we cannot accommodate stag or hen parties.
Parking for all guests is available on site and is free of charge. Cars are parked at the owners’ risk.
There is a secure lockup for cycles and equipment. Items are left at owners’ risk.
We do not accept responsibility for guests’ personal possessions.
We are required by law to maintain a register of all guests. Residents of the UK and/or the EU shall provide their full names and addresses before commencing their stay. All other guests must provide details of a valid passport on check-in.
Payment and Cancellations:
We strongly recommend guests ensure they have valid travel insurance in place in case of the need to cancel your booking.
For ‘non-refundable’ rooms full payment will be taken at the time of booking and is non-refundable.
For all other bookings you will be charged 30% of the total price if you cancel after reservation, and the total price if you cancel within the 72 hours before arrival (3pm 3 days before date of stay).
Credit/debit card details are required to secure a reservation and will be used to recover money for any damage, no shows, late cancellations or failure to pay. Payments will be taken from the card details provided at time of booking
Confirmation of your booking will be sent by email subject to your providing a valid email address.
Rooms are allocated on a ‘first come first served’ basis and occasionally we may upgrade guests to a room type superior to the room type booked.
Other than for death or personal injury caused by our negligence, our total liability to you is limited to the price of the Booking and in no circumstances will we be responsible to you for any indirect or special damages.
You are responsible for any damage or loss caused to our property by you or by those in your party. You agree to reimburse on demand the amount reasonably required to make good or remedy any such damage or loss. Additionally, due to our quiet location, we reserve the right to terminate your stay immediately, without being liable for any refund or compensation, where you engage in unacceptable behaviour that causes a disturbance or nuisance to our other guests or immediate neighbours.
